When you are ready to sell call one of our agents and we will come tour your home with you. We will provide tips and tricks to help prepare your home to sale and obtain the most value.
During our second consultation we will provide an opinion of value based on your homes condition, size, location, and amenities, compared against similar homes that have sold in the area during the past 6 months.
When you are ready to list we will market your home on well known media outlets such as Realtor.com, Zillow, MLS, Facebook, and many other subsidiary sites to reach a huge audience. We provide signage for your yard so everyone knows you are ready to sell.
Our firm offers Electronic Keys (SUPRA) that are only accessible fore realtors® . We also offer combination locks. All showings are booked in ShowingTime and the seller will be notified by text or phone. You are in control of all showings, we will work with you to ensure a time that works best for your schedule. It's recommended that the seller not be present during a showing.
Once offers come in we will show them to you. All offers are shown to our sellers regardless of how great or awful they may be. Our job is to help you understand each offer and ensure you make the best choice for you and your family.
Once we are under contract you should keep all utilities on as well keep all insurance, HOA Dues, Mortgage payments and other services active. The buyer may have inspections on your home so having all systems in working condition is very important to a smooth transaction.
On closing day bring all keys, garage door openers, gate codes or openers to the closing attorney. You will need to make arrangements to have the house free of all personal belongings not included in the sale the day before closing. Buyers generally want to walk through the home on the day of closing. After the buyers deed is recorded the attorney will prepare the checks which takes a few hours. A. No, our sellers only pay when they sell. We coverall the initial listing costs from pictures to marketing. As a seller you will still have to pay to clean, organize, make repairs, or move which may all occur prior to closing.
